Is it smarter to rent or buy a home. Made simple. Say you have a $500k house. Should you buy it or should you rent/lease a house of similar value. It's a very simple situation. Look at the local rent in your area. What is the annual rent to value of the home. For example. In Austin $13,500 a month is what it cost to rent a home valued at about 3 million. This is about 5% annually of that 3 million. Granted to buy this house would probably cost you 3.3 and another 200k over a few years in taxes/repairs/etc/landscaping so this APY is even lower. In this case. RENT. You can easily store the 3.5 million if you have it in near liquid assets at a 5-8% APY. The money in this case is better stored elsewhere. BUT then factor in buying the home for 3 million. Thats 6% in taxes. Agents costs selling/buying. Closing cost. Repairs. Etc. This actually means the true cost of the home is about $3 million PLUS 500k in sunk cost. Oh don't forget real estate tax. Making the ROI if you rented the home about 4.3%. And if you mortgage the home and factor in interest...sir just get out of town. This deal is so bad that even the 10 year appreciation might even cause it come out from underwater (aka a financial loss) The only way home buying makes sense is if you are not selling for 10 years and the areas rent to home price ratio makes sense. I TRULY wish I had understood this when buying my first home. In most cases buying a home is an absolute racket with never ending fees and cost that make it a terrible investment. You are far better 85% of the time storing the money in investments and using the passive income to lease a house of equivalent value. YES that money goes POOF to the landlord HOWEVER factor in the numbers. 3,500,000 locked in a home (which is actually only valued at 3 million, the extra 500k is all lost funds) that you could only rent out for $13k a month. OR 3,500,000 invest = 20-23,000 a month passively. You could actually in most areas have a MUCH better home if you lease in these rent climates WHILE also taking home some extra money. I know most people are not planning to rent a home, I am just speaking from a pure financial standpoint. Your better off renting ATM. NOW if rent gets up to 8-10% of the homes value, THEN you are in a better position to buy and this conversation flips. In your area loaded up leases for houses that's value is in the range of the house you are looking to buy. Compare the rent to own ratio AND FACTOR IN ALL THE HIDDEN COST (tax, closing, realtors if you sell) or just ad 10-15% to the cost. If rent ratio bad, rent at all cost. If ratio is VERY good, buying might not be a horrible investment. Just some basic 2 cents I wish I understood when I got my first home. Via Alex Becker
